Nanaimo Self Storage Rates:
A Census-Wide Rate Survey

Every storage facility in the Nanaimo market, surveyed for advertised asking rates on the same day. This is not a sample of the big operators — it is the whole census, independents included, with each facility reported by ownership tier and submarket. Coverage spans the Regional District of Nanaimo plus Ladysmith, from the Oceanside communities down to Cassidy.

Asking rates by unit size

Median advertised monthly rate across every Nanaimo facility that publishes a price for that size, with the middle half of the market (25th to 75th percentile) and the full range. Each figure counts facilities, not listings, so an operator with a long unit list cannot pull the median. Figures greyed out are drawn from fewer than 3 facilities and should be read as indicative only.

Unit size Typical use Non-climate Climate Middle 50% (non-cl.) Range (non-cl.)
5×5 closet / seasonal $120n=1 $122n=5 $120 – $120 $120 – $120
5×10 one-bedroom $133n=8 $152n=8 $125 – $139 $86 – $251
10×10 two-bedroom $200n=9 $210n=9 $162 – $210 $122 – $307
10×15 three-bedroom $255n=7 $294n=3 $230 – $255 $181 – $351
10×20 house / vehicle $303n=6 $392n=6 $280 – $325 $225 – $408

Rate per square foot, and the climate premium

Rate per square foot is the only fair way to compare across sizes: small units always cost far more per foot than large ones, which is why a facility’s unit mix matters as much as its headline rate.

Unit size $/sq ft non-climate $/sq ft climate Climate premium
5×5 $4.80 $4.88 +1.7%
5×10 $2.66 $3.04 +14.2%
10×10 $2.00 $2.10 +5.0%
10×15 $1.70 $1.96 +15.3%
10×20 $1.52 $1.96 +29.4%

The climate premium is positive at every well-sampled size, widening from about 14 percent on a 5×10 to 29 percent on a 10×20. Heated space here is a genuinely separate, premium product.

Heated is not automatically the dearer product at every site: Mini Mall Storage – Nanaimo prices at least one drive-up unit above its heated unit of the same footprint — usually a sign that the drive-up space is ground-level and vehicle-accessible while the heated space is interior. It does not move the market medians above.

Where the market is, and what it charges

Submarket is assigned from each facility’s street address rather than its mailing city, which moves a number of sites out of the “Nanaimo” catch-all their listings use. Nanaimo proper holds half the market; Oceanside covers Parksville, Qualicum Beach and Coombs, and South covers Cedar, Cassidy and Ladysmith.

Submarket Facilities Share of market Median 5×10 Median 10×10
Nanaimo 15 50% $152n=6 $229n=7
South 4 13% $124n=2 $162n=3
Oceanside 11 37% $130n=6 $204n=6

Who owns the market

Of the 30 storage facilities in the Nanaimo market, 16 are independents, 11 belong to regional operators and 3 are owned by institutional platforms. That is a market still majority-held outside the national operators — the pattern that makes secondary Canadian metros interesting to consolidators.

Ownership tier Facilities Share Median 5×10 Median 10×10 Climate-controlled
InstitutionalREIT, national platform or public-company owned 3 10% $223n=3 $290n=2 67%n=3
Regional operatormulti-site operator within one province or region 11 37% $136n=8 $205n=10 82%n=11
Independentsingle-site, owner-operated 16 53% $135n=3 $184n=4 40%n=5

Climate-controlled share is the share of rate-publishing facilities in that tier offering any heated unit — a product-mix signal, not a share of unit count.

Operators with more than one location

9 of the 30 facilities belong to an operator running more than one location in this market, and 16 are unbranded single sites; the balance are single locations of operators based elsewhere.

Operator Facilities Share of market
Budget Self Storage 3 10%
PQ Self Storage 2 7%
U-Lock Mini Storage 2 7%
Vancouver Island Self Storage 2 7%

At a population of 179,357 (Statistics Canada, 2021 Census – Regional District of Nanaimo (170,367) plus the Town of Ladysmith (8,990)), that is 16.7 facilities per 100,000 residents. Facility count is a coarser supply measure than rentable square feet, which is not published by most Canadian operators; treat it as a structural indicator, not a saturation test.

Discounting

7 of the 19 rate-publishing facilities are running a promotion, covering 24% of all advertised units, at a median discount of 50% off the street rate (deepest offer: 75%). A further 2 listings offer a free or token-priced ($1-style) rental period rather than a reduced rate; those are counted as a promotion here but left out of the discount depth, since a free month is not a lower rent. Canadian promotions are almost always time-limited teasers — a first month, or a fixed number of weeks — so the street rates above, not these offers, are what a tenant pays at renewal. The gap between the two is the more useful number: it is a direct read on how hard a market is working to fill space.

That is the lightest discounting of any market surveyed so far.

Against the national market

Compared with the median of JBW Commercial’s weekly national rate survey, which tracks a fixed facility panel in 33 Canadian markets. The national figure is equal-weighted by market, so no single city dominates it.

How much of this market is actually visible

Rate transparency is itself a finding. Of the 30 storage facilities in the Nanaimo market, 20 publish a rate online. The rest quote by phone. Any rate survey that reports only what it could read — without saying what it could not — overstates its own coverage, so the full breakdown is below.

Pricing disclosure Facilities Share What it means
Publishes per-size rates 20 67% Full unit-by-unit pricing online.
Publishes no pricing 6 20% A working listing that quotes by phone or enquiry only.
No website 1 3% The business has no website of its own to publish a price on.
Could not be read 3 10% Site unreachable at survey time; no rate recorded.

How current these figures are. 44% of the rates on this page were read on the survey date; the remaining 35 of 62 carry forward a facility’s last known rate, median 2 days old and none older than 2 days. Facilities are re-surveyed on a rotation, and holding their last rate in between keeps the panel same-store, so a median moves only when a price moves.

19 facilities (63% of the market) published a rate at one or more of the five standard survey footprints and are the basis of every median on this page. The gap between that and the 20 publishing any rate is made up of facilities whose unit ladder simply has no unit at a standard survey size.

Method and caveats

  • Excluded sites. 2 facilities were set aside as too small to compare meaningfully against the rest of the panel, and are counted in neither the facility total nor any rate figure above.
  • Panel. Every facility in the Nanaimo market recorded in JBW Commercial’s Canadian facility census, de-duplicated and verified. 3 container or RV/boat yards are counted in the market but excluded from every rate figure, since they do not rent conventional units.
  • What is measured. Advertised online asking rates on the survey date — the street rate a new tenant would be quoted, not contract rents, and not what existing tenants pay after escalations. Where an operator lists several tiers of the same footprint, the median tier is recorded, never the cheapest.
  • Billing cycles. Weekly and four-weekly advertised prices are converted to a true monthly figure (×4.333 and ×1.0833 respectively). A four-week price is not a monthly price, and treating it as one overstates a market by about 8%.
  • Taxes and fees. Rates are as advertised. Some operators quote before GST/PST and some include it; a minority bill a mandatory recurring administration fee on top. Where a facility states this, it is recorded, but cross-facility comparison carries some noise from it.
  • Taxes by site. PQ Self Storage quotes before GST in Parksville and tax-inclusive in Qualicum Beach, and both are recorded as published.
  • Climate labelling. A few operators publish a single rate card headed “heated and standard units” without saying which sizes are which. Those rows are recorded as non-climate rather than guessed, which if anything understates the climate premium.
  • Sample sizes. Every median is reported with the number of facilities behind it. Figures from fewer than 3 facilities are greyed and should not be read as market rates.
  • Sold-out units are excluded from medians: a posted price on a unit that cannot be rented is not an asking rate.

Figures are approximate and subject to revision. E.&O.E.
